Don't hammer the spooky actions as soon as you possess an object - instead, try to time your tricks to scare as many people as possible.
Some people are made of sterner stuff than others. You may need to hit a really big scare to send them running.
Get a feel for each location to ensure you know which direction to herd people towards - it's no good spooking them away from the exits.
